Top reasons to build your own home
Saves you Money
Construction costs will be much less than market value.
Building your own home comes at huge cost savings over an existing home priced at market value. If you do the research and compare the price per square foot on an existing home versus the price per square foot for building your own, you'll see a tremendous value in building your own. Existing homes priced for sale in the open market come with tremendous markup.
Get competitive bids.
Our suggestion is to discuss the complete construction costs of our floor plans with at least three different contractors in your area that have a solid reputation and can provide competitive bids. Once you have an all-in cost, compare that price per square foot cost with the price per square foot market value cost of homes in the area you are considering building. We believe you'll find a $20–$40 dollar discrepancy, or more, between the two. If you factor that into the total square footage, you'll be able to calculate the cost savings.
You pay full market value when using a big builder.
Additionally, you pay full market value when you contract with a big builder, even if you are choosing a lot and building from the ground up. That's the hidden fact that no one mentions. They're charing you the difference you'd save by finding your own general contractor.
Customize to Your Liking
Get involved before construction begins.
Homes that are already on the market cannot be customized without considerable remodeling. For example, a primary bathroom suite remodel could cost you $30,000 or more. However, if you work with a us or a contractor, you can adjust spaces and add or remove cabinetry or other storage options much easier prior to building. This eliminates time-consuming demolition costs and allows you to get the spaces you want and need up front.
Flexibility with Finishes
Choose the finishes that fit your personal style.
The amount of flexibility you have with traditional builders is typically limited to a set number of choices within their pre-determined finish schedule. But if you review our finish schedule, you can decide and choose the fit, finishes, fixtures, and appliances that fit within your budget. And, you can choose from the vast array of available materials on the open market. The entirety of the finish schedule is dependent upon your own personal taste. Our finish schedules have been selected by professional interior designers, so customization is not needed, but you still are given the option to choose exactly what you want.
Easier than you Expect
Early homework increases savings.
Building your own home is much easier than you think. It's a matter of calculating your opportunity cost—how much money would you save if you found your own general contractor versus buying an existing home, or choosing to build a home with a big builder. How much involvement you have throughout the process is up to you. If you find a good contractor, then the bulk of the heavy lifting can be handled by them.
Rewarding Experience
See your vision come to life.
Choosing to hire your own contractor and build your own home can be a very rewarding experience. You'll learn a lot. You'll be able to learn the phases of building and make decisions along the way. There is value in making something that is uniquely yours and fulfillment in seeing it through to completion. You can even choose to purchase and install some of your favorite fixtures and put on the finishing touches that complete the home prior to moving in.
